Buying property in Turkey should be controlled through title-deed checks, land-registry verification and a safe payment process.
Title deed and land registry
Ownership is secured through the land registry, not simply by a private contract. Before payment, check that the seller has authority, that the tapu details match the property and that there are no unexpected liens, mortgages, restrictions or shared-building debts.
- Check tapu information before transferring money.
- Confirm seller identity and authority.
- Do not treat a private promise as completed ownership.
Payment and contract
Use a written contract and traceable bank payments. The contract should state price, currency, deposit, transfer date, furniture, fees, what happens if approval is delayed and who pays taxes, agent fees or other costs.
- Avoid large cash payments.
- Keep bank receipts and written confirmations.
- Clarify every cost before signing.
Property condition and area
Check the building, earthquake standards, utilities, site management, annual fees and the neighbourhood outside the holiday season. Some districts may also have restrictions for foreign residence applications.
- Inspect the property physically when possible.
- Check utilities, insurance and site fees.
- Do not buy only because the view looks good in summer.
Adviser and power of attorney
Independent advice is recommended, especially if you do not speak Turkish or buy off-plan. If you use power of attorney, limit it to the exact transaction and understand every authority you give.
- Use independent legal help.
- Limit any power of attorney.
- Ask for written fee estimates.
